PAYMENT
The Mayfair accepts payment by Mastercard, Visa, Discover, American Express as well as Visa Debit Cards. At the time of making a reservation with The Mayfair, a 50% deposit shall be due; the remaining balance, due 60 days prior to arrival, will be charged to the card on file. Reservations made within 60 days of arrival shall be paid in full.
All credit card payments will be subject to a 3% processing fee.
All Reservations are subject to Manager and Property Owner approval. Online rates are subject to change without notice. Should we discover issues or concerns with your reservation, you will be contacted by the Manager.
The Credit Card on file will be charged an appropriate fee for the following:
- Damage done to the property or its furnishings.
- Missing items from the property i.e., linens and kitchenware.
- Any violations of this agreement are subject to fees.
Damaged and/or missing items are subject to (“Damage Fees”).
Cancellations made 30 days prior to arrival will receive a 100% refund. Cancellations made between 29 and 15 days prior to arrival will receive a 50% refund. Cancellations within 14 days of arrival will not be eligible for a refund. No refunds will be granted due to the weather. There may be circumstances beyond our control. Examples of these include (but are not limited to) extended power or other utility outages (lasting more than one day), severe weather to include, but not limited to, hurricanes. In the event of Force Majeure, The Mayfair, in such circumstances, will not be responsible for any costs connected with any such cancellation. The Mayfair recommends that you and your party purchase Travel Insurance.
CANCELLATION
VIOLATION OF ANY OF THE FOLLOWING TERMS AND CONDITIONS WILL RESULT IN EVICTION AND ALL AMOUNTS PAID WILL BE FORFIETED AND GUEST SHALL BE LIABLE FOR ALL FEES ASSOCIATED WITH DAMAGE AND OR MISSING ITEMS.
You must be 21 years of age to rent this property. By signing this agreement, you acknowledge that you are 21 years of age or older. Proof of age with valid ID may be required at check-in. Any falsification of age will result in immediate eviction and all amounts paid will be forfeited and if applicable the Guest will be responsible for any Damage Fees.
TERMS AND CONDITIONS
Upon Confirming your reservation, you acknowledge that you are responsible for the conduct of all of the members of your party and it is your responsibility to make them aware of the Mayfair Rules & Policies to include persons you invite or allow to remain on or in the property during the dates of this reservation at any given point in time, day or night, including within the Unit, hallways, elevators, common areas and patio, private patios, exterior, grounds, and entrance lobby. Your reservation is confirmed for only the number of guests listed on your confirmation and or upon check-in, you may be required to complete a Guest Registration Form listing the names and ages of all persons who will be on the premises. The property has a guest maximum occupancy specific to the Unit you rented as listed on the Unit description on the Reservation Website and will be indicated on the confirmation emailed and/or sent by SMS (text) to you prior to arrival. Exceeding this occupancy limit or falsifying occupancy is strictly prohibited. Violation of the Occupancy Limit will result in immediate eviction; all amounts paid will be forfeited and Guest will be responsible to pay any Damage Fees that may be assessed.
As the responsible party accepting this agreement, you must personally be the resident during the entire stay.
The Guest agrees to comply with any rules and regulations that are at any time posted on the premises or delivered to the Guest. Guest shall not, and shall ensure that Guest and Invitees of Guest shall not: (i) disturb, annoy, endanger, or interfere with other Guests of the building in which premises is located or its neighbors; (ii) use the premises for any commercial or unlawful purpose including, but not limited to, using, manufacturing, selling, storing, or transporting illicit drugs or other contraband; (iii) violate any law or ordinance; or (iv) commit waste or nuisance on or about the premises.
NO COMMERCIAL USE
While The Mayfair and its property owners strive to maintain property in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All Guest(s) and their Invitees use the property structures and premises at their own risk. The Mayfair and its owners shall not be held liable or otherwise responsible in any way for injury to any Guest and/or their Invitees that is caused or permitted to be caused by the intentional or unintentional acts of said Guest(s) and/or Invitees, or by the failure of structures, appliances, furnishings, and/or other equipment, whether, by malfunction, misuse, acts of God/Nature. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the property. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the units and/or their contents. The Mayfair and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to Guest(s) or Invitees, caused or permitted to be caused by materials utilized in the units and/or its contents, nor from mold and/or airborne spores, nor pet/animal allergens, nor chemical agents including, but not limited to, appliances, linens, carpeting, utensils, fixtures, and/or other equipment. By written or electronic endorsement of this agreement, Guest(s) and invitees hereby agree to forever hold harmless and indemnify The Mayfair and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including the cost of defense, arising out of, or in any way connected, with the guest(s) use of the property.
INDEMNIFICATION & HOLD HARMLESS
The Mayfair cannot be held liable for circumstances beyond our control. This includes, but not limited to, excessive noise regardless of source.
I UNDERSTAND AND AGREE THAT THE PROPERTY MANAGER AND THE OWNER OF THE PROPERTY WILL NOT BE LIABLE FOR ANY PROPERTY DAMAGE, BODILY INJURY OR DEATH TO RENTER, FAMILY OR GUESTS OF RENTER, FROM OR DUE TO ANY CAUSE OR ACTION, ARISING DURING THE OCCUPANCY OF THE SAID PROPERTY, INCLUDING, BUT NOT LIMITED TO, ITS RENTAL UNITS OR COMMON AREAS.
Guest agrees to mediate any dispute or claim arising out of this Agreement, or any resulting transaction, before resorting to arbitration or court action. Mediation fees, if any, shall be divided equally among the parties involved.
MEDIATION
Mayfair reserves the right to amend these policies from time to time.
MAYFAIR POLICIES AND RULES
Approximately two days prior to arrival, check-in instructions to include access codes will be sent to you by SMS (text).
ARRIVAL INSTRUCTIONS
Check-in is at 4:00 PM. Please keep in mind that your access code will not be activated until Check-In time the day of your arrival.
ARRIVAL TIME
Early arrival may be arranged subject to prior reservations / availability. An early check-in fee of $75.00 for smaller units and $150 for the larger units will be due and payable once arrangements are confirmed. Please contact the reservation desk at [email protected] or by calling 504-910-6099 to arrange for early arrival. We will use our best efforts to accommodate an early arrival.

Check-out is at 11:00 AM. A late departure may be arranged for a fee of $75.00 for smaller units and $150 for the larger units, fees will be due and payable once arrangements are confirmed. Please contact the reservation desk at [email protected] or by calling 504-910-6099 to arrange for a late departure. If you have not arranged for a late checkout, and the unit has not been vacated by 11:00 AM, a fee will be assessed at $35.00 for each hour past 11:00 AM. No partial hours will be granted.
DEPARTURE TIME
Quiet hours are between 10:00 PM to 8:00 AM. Please make sure you are comfortable with these Terms as they are strictly enforced.
QUIET HOURS
The Mayfair maintains a No Tolerance Policy regarding excessive noise, parties, or disturbing neighbors.
Guests who make reservations through third-party booking websites such as VRBO, HomeAway, Airbnb, or TripAdvisor may incur service fees. These fees are managed independently by the third-party platforms and are neither controlled nor collected by The Mayfair. Consequently, they will not be reflected in statements issued by The Mayfair.
THIRD-PARTY RESERVATION FEES
While The Mayfair may suggest third-party services such as tours, excursions, and local activities, these services are operated independently and are not affiliated with The Mayfair. The Mayfair is not responsible for any injuries, losses, damages, or other incidents that may occur participating in these activities.
THIRD-PARTY SERVICES & ACTIVITIES
The Mayfair does not assume responsibility for any damage or theft to Guest’s vehicles. Guests are responsible for their vehicles and park at their own risk. The Mayfair shall not be liable for any damage or loss to Guest’s vehicles.
PARKING & VEHICLE DAMAGE
The Mayfair offers luggage storage subject to availability before check-in and/or after check-out. The Mayfair does not assume responsibility for any loss, theft, or damage to stored luggage or personal items. Guests use this service at their own risk.
LUGGAGE STORAGE
The Mayfair inspects units’ condition prior to and after each Guest’s stay. The Mayfair reserves the right to charge the Guest's credit card for any Guest or his Invitee that has caused loss or damage sustained to the unit and the property throughout the period of occupancy. In the event excess cleaning is necessary as, Guest/Invitee causing a loss or damage to the unit or property, including, but not limited to, service calls, fines/assessments, repairs, or replacements, shall be responsible for any and all such charges and charged to the Guests credit card. The Mayfair recommends purchasing damage insurance, a link for available options is on our website.
DAMAGE POLICY
Change in the number of Guests/invitees: Guest(s) agrees that only the number of people stated on the reservation shall occupy the premises. Unauthorized invitees may result in an extra charge of $75.00 for each additional guest, in addition to any damage, disturbance, and cleaning charges that may be assessed. The rental is not intended for parties or gatherings at any time except those listed on the reservation and the Guest Reservation Form. Exceptions are made on an individual basis - please contact The Mayfair for prior approval. In the event of excessive noise or music, any illegal activity, or evidence of a violation of these policies, you may be asked to vacate the premises. In such a case, no refund shall be due and additional damage charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and to ensure the unit will be prepared appropriately for your group. No refunds are made for changes in the number of guests after your arrival.
NUMBER OF GUESTS
Always lock the doors when you leave the unit. Guests assume responsibility for it and its contents, as well as your personal property.
SECURITY & SAFETY
Children must be supervised in the unit at all times. Candles are prohibited due to fire hazards.
The Mayfair is committed to Rent Responsibly standards. The Mayfair follows best-in-class guidelines to ensure you have a peaceful, safe, and memorable stay with us. We use Minut smart technology to improve your experience. Minut is a device that measures decibel levels throughout the property and allows us to respond to noise nuisances. Minut also monitors temperature, humidity, air quality, and detects smoke. Minut is 100% privacy complaint and is utilized at The Mayfair. If you have any questions or concerns, please contact the General Manager to discuss.
NOISE MONITORING DISCLOSURE
Bed linens, bath towels, hand towels, and black makeup towels are provided for the appropriate number of guests. All provided linens are not to be removed from the unit. If removed or damaged, the Guest will be responsible for the cost of replacing the missing items.
LINENS & TOWELS
Removing makeup with towels other than the provided makeup towels and wipes will damage bath towels. Please use makeup removal towels provided; Guest will be charged for the cost of replacement for bath towels damaged by makeup.
Smoking is strictly prohibited. Oil lamps and incense are not permitted. If smoke or incense odor is detected within the unit after departure, an additional cleaning fee of $500 will be charged to the Guests credit card.
SMOKING
Do not put any feminine products in the toilet. Please do not pour grease down any drains in the unit.
PLUMBING
For any reason beyond the control of Manager, the Premises become unavailable, Manager may substitute a comparable unit or cancel this Agreement by giving the Guest notice and a full refund.
UNAVAILABILITY
Guest shall, on arrival, examine the Premises, all furniture, furnishings, and appliances, fixtures, for prior damage. In the event of a problem accessing the unit, or concerns, issues with the condition or functionality of the unit, contact the manager at 504-910-6099 immediately and by sending an email to [email protected], noting damage and or inoperable equipment. Please include the name of the reservation with your contact information with any messages or correspondence.
CONDITION OF PREMISES
Guests are welcome to bring outside food or have take-out food delivered. However, guests are responsible to meet and accept any and all deliveries at the lobby entrance. The Mayfair and its staff cannot accept or hold deliveries or packages. We are not responsible for any lost, damaged, or delayed deliveries.
DELIVERIES
The Mayfair may not be used for weddings, receptions, parties, or large gatherings. Any disruptive events may result in eviction. In such a case, no refunds will be due.
NO PARTIES
No illegal substances are allowed in the unit, and minors should not have alcohol. Violations will result in eviction from the property; no refunds will be due.
ILLEGAL SUBSTANCES
High-speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, and lack of knowledge of use, or personal preferences about internet service. Guests shall not use the wireless internet to download any illegal content. Guests shall not use or connect to any peer-to-peer file-sharing services. It is Guests responsibility to sign out of any streaming services Guest may have utilized. The Mayfair will not be liable for any charges incurred should a subsequent guest or his invitees utilize said services and/or incur charges.
TV / CABLE / INTERNET
All units are equipped with air conditioning. Doors shall remain closed when either heat or air conditioning is in operation.
AIR CONDITIONING / HEATING
In the event, the unit sustains a failure of a system, including, but not limited to, water, sewer, electrical, plumbing, mechanical, appliances, HVAC, or other system or structural systems, neither the property owner nor the Manager shall be liable to Guest for damages, and no refunds will be due for such failures. Management will use its best efforts to promptly repair or replace any failed system or equipment, and in such an event, Guest shall permit Manager or its service provider to have reasonable access to the property to inspect and or to make such repairs.
SYSTEM(S) FAILURES
Guests shall properly use, operate, and safeguard the Premises including, if applicable, any landscaping, furniture, furnishings, appliances, and all mechanical, electrical, gas, and plumbing fixtures, and keep them clean and sanitary. Guests shall immediately notify The Mayfair of any problem, malfunction, or damage. Guest shall pay for all repairs or replacements caused by Guest, excluding ordinary wear and tear. Guests shall pay for all damage to the premises as a result of failure to report a problem, malfunction, or damage promptly.
MAINTENANCE & REPORTING
Management and Management's representatives and agents have the right to enter the Premises, at any time, (i) to make necessary or agreed repairs, decorations, alterations, improvements, for maintenance or to supply necessary or agreed services; (ii) to verify that Guest has complied with the terms of this Agreement; or (iii) in case of emergency. The Mayfair, Management, and Management's representatives and agents have the right to enter the Premises, upon reasonable notice of at least 24 hours, to show the Premises to prospective or actual purchasers, tenants, mortgagees, lenders, appraisers, or contractors.
ENTRY
The Property Manager and Property Owner are not liable or responsible for personal items left behind, lost, or stolen. If you leave an item behind, call us as soon as possible. We will assist you with making arrangements for shipment through a nearby UPS store. Any items not claimed within 7 days will be disposed of.
LOST / ITEMS LEFT BEHIND
All prior agreements between The Mayfair and Guest are incorporated in this Agreement, which constitutes the entire contract. It is intended as a final expression of the party's agreement and may not be contradicted by evidence of any prior agreement or contemporaneous oral agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its terms and that no extrinsic evidence whatsoever may be introduced in any judicial or other proceedings, if any, involving this Agreement. Any provision of this Agreement that is held to be invalid shall not affect the validity or enforceability of any other provision in this Agreement. The waiver of any breach shall not be construed as a continuing waiver of the same or any subsequent breach.
ENTIRE CONTRACT
1. The Guest shall maintain the premises in a good, clean, and ready-to-rent condition, and use the premises only carefully and lawfully. The Guest shall leave the premises in a "broom clean" condition at the expiration of the rental agreement.
RULES, REGULATIONS & POLICIES
2. The Guest shall dispose of all waste material generated during the rental period in a lawful manner. Trash shall be placed in the trash chute within the building. Trash disposal directions will be sent in the "Check-Out Instructions".
3. The Guest shall pay for any damage done to the premises, furniture, furnishings, linens, bedding, or towels over and above normal wear and tear. **Makeup will permanently stain bedding/towels—please use the disposable wipes and black makeup hand towels provided to remove makeup.**
4. The Guest shall behave in a civilized manner and shall be good neighbors to the other guests. The Guest shall not create noise or disturbances that may disturb or annoy other guests. Creating a disturbance of the above nature shall be grounds immediate eviction, no refunds will be due. Quiet hours are in place from 10:00 PM to 8:00 AM to ensure that everyone can enjoy a peaceful night's sleep.
5. The Mayfair shall provide towels, bed linens, glassware, dishware, cutlery, pots, pans, a Keurig coffee maker as well as other kitchen items. Mayfair provides an initial supply of coffee, paper towels and garbage bags, toilet paper, hand soap, makeup remover towels, toilette shampoo, conditioner, and lotion. Guests shall be responsible for purchasing any additional supplies. No reimbursement shall be made for unused consumables left in the unit. 6. There shall be no refunds of rents due to shortened stays or ruined expectations because of work, family emergencies, weather conditions, other commitments, or any other reason.
7. The property is monitored by security cameras in all public areas. Should a Guest or their invitee be recorded engaging in any actions that result in harm, theft, damage, or destruction of fixtures, furnishings, paintings, or other property, the guest will be held liable for all associated costs of the damages incurred, as well as any additional expenses arising from these actions. Guests are advised that the property contains an electric stove and cooktop and will seek help from the Manager if the proper operation of such items is not fully understood.
8. Guest agrees to accept responsibility for anything thrown from balconies or patios by Guest or its Invitees. Objects thrown from balconies or patios could seriously injure or kill pedestrians or motorists. Guest shall pay any costs related to damage caused by an object being thrown.
9. There shall be no use of loudspeakers, amplifiers, or any other sound equipment other than what is provided by The Mayfair.
